The applicant is seeking three dimensional variances related to the minimum development requirements of the Bethlehem Township's Zoning Ordinance Streetscape Enhancement Overlay District. The first variance that the applicant seeks is a dimensional variance from Bethlehem Township Zoning Ordinance Section §275-261.J(3), which requires the street edge to have a setback from the designated streetscape enhancement right-of-way of no less than five feet and no greater than 25 feet. The applicant is requesting a setback of 0.78 feet from the designated streetscape enhancement right-of-way, thereby seeking a variance of 4.22 feet. The second variance that the applicant seeks is a dimensional variance from Bethlehem Township Zoning Ordinance Section §275-261.D(1), which requires that street trees be provided at regular intervals along both sides of a designated streetscape enhancement right-of-way. The applicant is requesting to allow street trees at irregular intervals along both sides of the designated streetscape enhancement right-of-way, thereby seeking relief from the regular interval spacing requirement. Finally, the applicant seeks a dimensional variance from Bethlehem Township Zoning Ordinance Section §275-261.D(2), which requires one street tree to be provided for every 50 linear feet of lot frontage abutting each side of a designated streetscape enhancement right-of-way. Again, the applicant requests to allow street trees at irregular intervals along both sides of the designated streetscape enhancement right-of-way, thereby seeking relief from the requirement of one street tree for every 50 linear feet of lot frontage.
