Scipioni, Sr. and Rachel Scipioni seeks relief concerning real estate located at 3157 Santee Road, Bethlehem Township, Northampton County. The relief requested is a dimensional variance from Bethlehem Township Zoning Ordinance Section 275-50.A which requires an average minimum of 9,000 square feet of buildable area for each townhouse dwelling. The applicant is seeking to develop the subject property with 14 townhouse dwelling units and is requesting 6,604 square feet of buildable area for each townhouse dwelling unit. The applicant is thereby seeking a variance of 2,396 square feet of buildable area for each townhouse dwelling unit. The real estate is located in the Medium-Density Residential (MDR) Zoning District, maintains Northampton County Tax Parcel Identification Number M7SW3 25 1 0205 and is described in Northampton County Deed Book Volume 2004-1, Page 275508. Appeal #12-2026 of St. Luke's Health Network Inc. and TSV-HPIII Lehigh Valley, LLC seeks relief concerning real estate located at 3311 Farmersville Road, Bethlehem Township, Northampton County. The applicant seeks relief for the number of wall signs, the maximum area of wall signs, the number of freestanding signs, and the area of freestanding signs pursuant to Bethlehem Township Zoning Ordinance Section 275-163.A(3)(a), which permits one wall sign for each wall and provides each sign a total area not to exceed 10% of the total area of the building face on which the sign is located; Section 275-163.A(3)(b)[1] which permits one freestanding sign with a total area not to exceed 32 square feet; Section 275-163.A(3)(b)[2] which permits a second freestanding sign with a total square footage of 50 square feet for two freestanding signs together or for one sign if the use has a total lineal road frontage of more than 300 feet. The applicant also seeks a variance from Bethlehem Township Zoning Ordinance Section 275-158.B which prohibits flashing, electronically changing message, blinking, twinkling, animated or moving signs of any type, except those portions of signs which indicate only time and temperature changes. This restriction specifically includes window signs and signs on mobile stands. Specifically, the applicant is seeking a variance to permit three wall signs on the North elevation of the building, three wall signs on the South elevation of the building, two wall signs on the East elevation of the building, and three wall signs on the West elevation of the building, thereby seeking a variance of two wall signs for the North, South, and West elevation and one wall sign for the East elevation. The applicant is seeking a variance to permit a wall sign area of 271.25 square feet on the North elevation of the building, 271.25 square feet on the South elevation of the building, 203 square feet on the East elevation of the building, and 230 square feet on the West elevation of the building, thereby seeking a variance for wall sign area of 211.25 square feet on the North and South elevations, 143 square feet on the East elevation, and 170 square feet on the West elevation. The applicant is seeking a variance to permit three freestanding signs, thereby seeking a variance of one freestanding sign, and to permit a freestanding sign area of 101 square feet, thereby seeking a variance of 51 square feet for one freestanding sign or 76 square feet for two freestanding signs together. Finally, the applicant is seeking a variance to construct one freestanding sign that includes an electronic changing message which is a type of sign that is prohibited in all zoning districts. Appeal #13-2026 of Keystone Novelties Distributors LLC seeks relief concerning real estate located at 3811-3859 Nazareth Pike, Bethlehem Township, Northampton County. The relief requested is a special exception use to erect a temporary tent at the subject property for the purpose of fireworks sales pursuant to Bethlehem Township Zoning Ordinance Section 275-177 which requires a temporary permit to be issued only if authorized by the Zoning Hearing Board as a special exception for structures or uses subject to Subsections A through H. The applicant is also seeking a variance from Bethlehem Township Zoning Ordinance Section 275-177.H(1) which permits the temporary erection of a tent or similar structure for a maximum of six days once in any three-month period. The applicant requests for a temporary tent to be permitted for a maximum of 14 days annually, thereby seeking a variance of 8 days on an annual basis.
