NESTLE PURINA WASTEWATER TREATMENT UPGRADES MAJOR PLAN 2021-102 REQUEST FOR PRELIMINARY/FINAL PLAN REVIEW An application to further develop the properties located at 2050 Pope Road and 4535 Huckleberry Road (PIN Nos. 547735265505 & 547726166829). On 2050 Pope Road, the plan proposes the construction of a 21,921 square foot wastewater treatment building on the current site of Waste Disposal Facility Holding Basin 1B, as well as ancillary tanks and piping, on approximately 4 acres of the 87.61-acre tract. The updated 2026 layout involves only a change to the treatment plant's design and orientation within the overall wastewater treatment plant area. A new system is proposed, featuring an 'OxyShark' wastewater treatment process. This will be located on existing Lagoon 3. Lagoons 1A and 1B will remain unchanged from the current use. To compensate for runoff, which was previously being managed with the wastewater treatment process, the applicant is proposing an underground detention basin which will manage runoff from this project area. The treated effluent is proposed to be piped north across the remainder of 2050 Pope Road, under Huckleberry Road, and north across 4535 Huckleberry Road to discharge directly into the Jordan Creek. The plan proposes the construction of a gate and driveway on 4535 Huckleberry Road to support monitoring and property maintenance, on the 18.77-acre tract. 2050 Pope Road is zoned IC-1 Industrial-Commercial-1 (Special Height Limitation). 4535 Huckleberry Road is zoned RR-2 Rural Residential-2. PARKLAND SCHOOL DISTRICT TRANSPORTATION CENTER – LOT CONSOLIDATION MAJOR PLAN 2025-101 REQUEST FOR PRELIMINARY PLAN REVIEW An application to further develop properties located at 4434 Orefield Road, 4362 Orefield Road, and 2675 PA Route 309 (PINs 547801127956, 547801824720, and 547800509889) The plan is proposing to consolidate three tracts owned and operated by the School District. The parcel located at 4362 Orefield Road, being approximately 11.1 acres, exists with bus parking and maintenance buildings utilized by the school district. The parcel located at 4434 Orefield Road, being approximately 7.6 acres, exists in an undeveloped condition, previously utilized for mining. The parcel located at 2675 PA Route 309, being approximately 42.6 acres, contains the existing Orefield Middle School and surrounding recreation fields and stadium. The intent of the applicant is to consolidate the three parcels, with existing Township Right- of-Way for Stadium Drive to remain with the Township. PROJECT ATLAS MAJOR PLAN 2025-109 REQUEST FOR PRELIMINARY PLAN REVIEW An application to develop the property located at 2493 North Cedar Crest Boulevard, 2807 N. Cedar Crest Boulevard, and 2747 N. Cedar Crest Boulevard (PIN Nos. 548824698560, 548813031059, and 548803901857). The plan proposes to develop a data center campus. The site consists of three parcels and a total of 410.6528 acres: Lot 1, contains 404.3042 acres; Lot 2, contains 5.8665 acres, and Lot 3, contains 0.4821 acres. The plan proposes to consolidate the three (3) lots into one. Proposed improvements include the construction of an industrial campus that contains three (3) data center buildings, one (1) administration building, and one (1) warehouse building. Each data center is 492,285 square feet in size. The administration building is 40,680.46 square feet in size and the warehouse building is 39,167.25 square feet in size. The total building square footage of the campus is 1,556,702.71 square feet. The campus will also include associated site improvements such as internal access roads, employee parking areas, perimeter security fencing, landscaped buffers, stormwater management facilities, and a multi-use path. The campus is proposed to have a total of 399 parking spaces. Data center number one will have 47 parking spaces to serve its operations, of which eight spaces will be for electric vehicles. Data center number two will have 50 parking spaces to serve its operations, of which eight spaces will be for electric vehicles. Data center number three will have 50 parking spaces to serve its operations, of which eight spaces will be for electric vehicles. The administration building will have 142 parking spaces to serve its operations, of which eight spaces will be for electric vehicles. The warehouse building will have 27 parking spaces to serve its operations, of which two will be for electric vehicles. Stormwater management for the campus consists of three wet detention ponds and one dry-extended detention basin. The three wet ponds will utilize spray irrigation equipment to manage the 2-year 24-hour storm and will contain aerator fountains to help prevent algae growth in the ponds. A new roadway is proposed running east-west through the site. This proposed roadway will start at the intersection of North Cedar Crest Boulevard and Suncrest Drive and will end at the existing intersection of Mechanicsville Road and Mauch Chunk Road. The intersection of Mechanicsville Road and Mauch Chunk Road will become signalized as part of this development. This application also proposes dedicating land along both North Cedar Crest Boulevard and Mauch Chunk Road to meet the ultimate right-of-way width for each. Additional infrastructure will include an onsite electrical substation and emergency generators at the data centers. The onsite electrical substation will be visually shielded from North Cedar Crest Boulevard via a 12' tall berm and plantings. The emergency generators will be surrounded by sound attenuation walls to minimize acoustic impacts on neighboring properties. The parcel is not currently served by public water but there is an existing water main located within Ritter Road to the southwest of the site. This water main is under South Whitehall Township's jurisdiction. This water main will be extended east along Ritter Road to the proposed development. Public sanitary sewer does not currently serve the site. A private septic field is proposed to serve the development and is zoned Industrial (I).
