ELDRED TOWNSHIP NOTICE OF ENACTMENT OF ZONING ORDINANCE AMENDMENT The Board of Supervisors of Eldred Township, Monroe County, Pennsylvania, hereby gives public notice of its enactment of Township Ordinances #2026-03 at the regular monthly meeting of the Board of Supervisors held on September 16, 2026, at 7:00 p.m. The title and summary of the Ordinance is as follows: TOWNSHIP ORDINANCE #2026-03 AN ORDINANCE AMENDING THE ELDRED TOWNSHIP ZONING ORDINANCE TO DEFINE AND ADD SPECIFIC REQUIREMENTS FOR DATA CENTERS AND DATA CENTER ACCESSORY USES; AND PROVIDING FOR OTHER MISCELLANEOUS MATTERS. The proposed Ordinance amends the Township Zoning Ordinance regarding Data Centers and Data Center Accessory Uses, including, without limitation, the following: Section 1. Section 303, Definitions, of the Zoning Ordinance, is amended by adding definitions for the following terms: Cryptocurrency Mining Facility, Data Center, and Data Center Accessory Use. Section 2. Section 404, District Regulations, of the Zoning Ordinance, is amended by adding "Data Centers" and "Data Center Accessory Uses" to the list of CONDITIONAL USES of the I – Industrial District SCHEDULE OF USES. Section 3. Article VIII, Standards for Specific Uses, of the Zoning Ordinance, is amended by adding a new Section 812, Data Centers and Data Center Accessory Uses, previously reserved. The new Section contains comprehensive standards for Data Centers and Data Center Accessory Uses, including without limitation, provisions concerning: 812 Data Centers and Data Center Accessory Uses Permitted Zoning District For Data Centers and Data Center Accessory Uses, and Required Zoning Approvals; Sensitive Receptors Definition; Dimensional Standards; Landscape Buffer; Screening and Fencing; Noise and Vibration; Water; Sewer; Power Supply; Emergency Management; Aesthetics; Parking; LEED Certification; and Pre-Application Meetings The foregoing is a summary only.
