Notice is hereby given that the Zoning Hearing Board of South Whitehall Township will hold a public hearing on Wednesday, May 27, 2026, at 7:00 P.M. in the South Whitehall Township Municipal Building located at 4444 Walbert Avenue, Allentown, Lehigh County, Pennsylvania, for the following zoning appeals: ZHB-2026-04: The Appeal of Crackersport Racquetball, L.P., requesting the following relief from the South Whitehall Township Zoning Ordinance (the "Ordinance"): (1) A variance from 350-48(s)(10)(E)(vii)(d) to permit the installation of a new pylon sign (the "Pylon Sign") on property located at 4668 Crackersport Road, Allentown, PA 18104 within thirty-three feet (33') of the right-of-way line of Route 22 where the Ordinance would require the Pylon Sign to be set back from the right-of-way line of Route 22 by at least one hundred feet (100'); (2) A variance from Section 350-48(s)(10)(E)(xii)[1](a) to permit the installation of the Pylon Sign on property located at 4668 Crackersport Road, Allentown, PA 18104 on said property's frontage along Route 22 where the Ordinance would limit the property to containing only one (1) pylon sign; (3) Favorable interpretations of Sections 350-05(d)(5) and 350-48(s)(10)(E)(v), which define the terms "sign face" and "measurement of area," respectively, that the Pylon Sign contains only four hundred square feet (400 sq. ft.) of sign face; (4) In the event that the Zoning Hearing Board grants the applicant's requested favorable interpretations of Sections 350-05(d)(5) and 350-48(s)(10)(E)(v), a variance from Section 350-48(s)(10)(E)(xii)[1](a) to permit the installation of the Pylon Sign containing a total of four hundred square feet (400 sq. ft.) of sign face where the Ordinance would limit the sign face to two hundred square feet (200 sq. ft.); (5) In the event that the Zoning Hearing Board denies the applicant's requested favorable interpretations of Sections 350-05(d)(5) and 350-48(s)(10)(E)(v) described above, a variance from Section 350-48(s)(10)(E)(xii)]1](a) to permit the installation of the Pylon Sign with two (2) faces of four hundred square feet (400 sq. ft.) each, where the Ordinance would limit the Pylon Sign's total sign face to two hundred square feet (200 sq. ft.); and (6) A variance from Section 350-48(s)(10)(E)(xii)[9][b] to authorize an electronic graphic display on the Pylon Sign where the Ordinance only permits electronic graphic displays to be incorporated within a ground entrance identification sign. The subject properties are in the IC-1 Zoning District (Industrial-Commercial-Special Height Limitation), and are located at 4668 Crackersport Rd, Allentown, PA (Tax ID No. 547658275036 6) and 4820 Crackersport Rd, Allentown, PA (Tax ID No. 547648920576 1). ZHB-2026-05 The appeal of Iyad Alraei, requesting the following relief from the Ordinance: (1) A variance from Section 350-24(c)(6) to permit the creation of a new lot having a width of only fifty feet (50') at the street right-of-way line of Scherersville Road where the Ordinance would require a width of eighty feet (80'), The subject property is in the R-4 Zoning District (Medium Density Residential), and is located at 1839 Mauch Chunk Road, Allentown, PA (Tax ID No. 549708931654 1). The above-referenced properties are in South Whitehall Township, Lehigh County, PA. Copies of any plans, applications, and/or supporting documents submitted to the Township are available for public inspection at the Township Building, located at the above address, during normal business hours where they may be examined without charge or obtained for a charge not greater than the cost thereof (it is recommended that appointments be made in advance).
